12 South Collection Unveiled

Nashville is Home To New Premiere Mixed-Use Project with First-To-Market Global Brands

Nashville, TN (August 16, 2023) — Today, Mark Masinter of Ignite Realty Partners and Stephen Summers of Mockingbird Interests announce an exciting roster of brands to anchor 12 South Collection, a new development located at 2803 12th Avenue South.

12 South Collection retailers include Alice and Olivia, Hero, Jenni Kayne, La Vie Style House, Lele Sadoughi, Mejuri, PAIGE, Rag & Bone, and Oliver Peoples. Two restaurants will be announced at a later date. Retailers are slated to begin opening in early September and will continue to open through Q1 2024. The restaurants will open in Q3 2024.

“We are thrilled to make our debut in Nashville,” said Julia Hunter, CEO of Jenni Kayne. “We’ve been looking to expand our footprint in the South for quite some time, and Nashville—particularly this project on 12 South—felt like the perfect fit.”

“Eleven years ago, my shop, Hero, opened in 12 South. The small business community on 12th is alive, and other national brands with a boutique-focus are joining us. The beautiful architectural details with the thoughtful and artful design are not typical or cookie cutter, and the merchandise mix is top notch. Luxury brands that complement our vision stand out thanks to the personal, thoughtful, and professionalism demonstrated by the 12 South Collection team. I am so smitten with this new project and can’t wait for our new space to open!” said Claudia Fowler, owner of Hero.

The development features a unique combination of premium fashion brands and dynamic food and beverage offerings that are anchored by an intentional architectural and design focus that utilizes local talent and materials. Most notably, Haustile, a Nashville-based company owned by Lindsay Sheets and Kristin Ortiz, is providing a prominent tile installation that will serve as a focal point of the project. The development also features a Black Locust accent wood sourced in Tennessee that will be highlighted throughout the project.

“We collaborated with the 12 South Collection team for an elevated look while still tying into the neighborhood’s local, boutique feel. Custom Haustile tile is the star of the “Ying and Yang” feature wall. This project is unique, elevated, and design oriented. It truly sets the stage for the incredible retail tenants,” said Sheets, a partner at Haustile.

Ignite Realty Partners and Mockingbird Interests have been instrumental in creating some of the most dynamic retail-focused mixed-use projects in the United States, respectively. Now, through this first-time collaboration, they are poised to leave their mark on Nashville.

Leading the development locally is Nashville-based David Bouquillon with Laulima Development. The retail leasing was led by Amy Pappas of Open Realty Advisors and Mockingbird Interests.

“Every member of the design and construction team was local, and community pride was at the core of our team beliefs. Together we created what will become a beloved space for friends and families to come together to make wonderful memories,” said Bouquillon. Additional local partners include City Construction (general contractor), Fulmer Lucas Engineers (civil engineer), Manuel Zeitlin Architects (architecture), and Quest Engineering (mechanical, electrical, and plumbing).

“At the project’s onset, the design and development team were intentional about creating a place that would feel rooted in the neighborhood while expressing a level of elegance and refinement that would complement the already vibrant street. From start to finish, the process was a true collaboration,” said Ethan Levine, co-owner of Manuel Zeitlin Architects.
